According to data released by Mid America Information Systems, the May 2019 median sales price of residential single-family homes in St. Louis City and County was $222,500, reflecting an increase of 7.2 percent from the prior May price.
The year-to-date median sales price of $196,650, reflects an increase of 3.6 percent. The median sales price for townhomes/condos was $175,000, reflecting an increase of 6.1 percent over May of 2018, while the year-to-date median sales price of $168,000, reflects an increase of 5 percent.
In May of 2019, there were 2,030 single-family homes sold, reflecting a 6.9 percent decline from the prior May, while the year-to-date number of homes sold of 7,299 reflects a decrease of 5.8 percent. During that same time, there were 358 townhomes/condos sold, reflecting a decline of 20.1 percent from the prior year. Year-to-date, there were 1,346 sales, reflecting a decrease of 6.9 percent.
In May 2019, there were 2,193 residential single-family listings, marking a 0.8 percent decline from the prior year, while there were 496 townhome/condo listings, reflecting an increase of 6.9 percent from the prior year.
May’s average days on the market through closing stood at 41 days for 2019, as opposed to 32 days in the prior year, while townhomes/condos increased from 38 to 62 average days on the market compared to the same month last year.
